There is so much work that goes into a house before it’s ready for photos. From cleaning, to stagings, to painting, to small fixes/updates, it can get overwhelming. Even if you already have a list of companies you always use its good to have a back up or two because in a city like Seattle when the market gets hot businesses book up fast and delays can cost you and your sellers time and money.
Staging is such a huge part of selling a home in Seattle. We all know the statistic about how staged homes increase traffic/interest to your listing, sell homes faster, sell homes at higher asking prices, etc. The importance of staging cannot be understated but as a Real Estate Photographer I can tell you that not all Staging is created equal. I photograph a lot of homes and there are things that I notice about staging that most people do not. From things like how furniture is placed in a room, how wall art is hung, to small details like how to pillows are arranged. These are things that I look for when I’m photographing and if they are not done properly, are things I need to fix which is time I’m wasting not taking photos. It doesn’t matter how beautiful a home is if it doesn’t make buyers feel comfortable when they tour the property. Getting your listing properly cleaned before it goes on the market is an essential part of the home selling process. Unless you’re selling a fix and flip or a tear down, buyers are going to want to see the home in person before they make an offer and nothing can turn potential buyers off more than seeing all of those small (and sometimes big) lived in stains and dirt from the previous owners
You’ve heard it time and time again, ‘You gotta spend money to make money”, and selling a home is no exception. If the current owner has lived in the home for over 10 years, chances are it’s not what today’s buyers would consider “up to date”. Small remodels like updating the kitchen and bathrooms, replacing worn out floors/carpets, and adding energy efficient windows, appliances, and water tanks can boost the value of the home and help it get an offer faster.
One of the quickest and simplest ways to breath new life into a home is by giving it a fresh coat of paint both inside and out. It doesn’t just make the home look better but it can help cover up a lot of the wear and tear you see on older homes. In most cases the first photo buyers see is an exterior photo and a fresh coat of paint can help make a great first impression.
